Closed it measures approximately 5 1/4" x 8" 

In good vintage condition.  Some toning to paper.     It has rounded corners and  a few wrinkles. Some staining on the back cover.  There is a black line through one sentence - it looks like it was added before the brochures went out - an error in the printing perhaps?     Please see photos.
